When preparing a house for sale, vendors are often told to keep things simple, clear out clutter and keep personal elements to a minimum. This is to give potential buyers the impression that this home is the home for them – easy care, spacious, and a perfect fit with their lifestyle and furnishings.
However, if you were selling your home wouldn’t you want the inside running on what is important to potential buyers? Amkar Real Estate has fresh facts for you from the brand new Great Australian Backyard Survey, which was commissioned by Adbri Masonry.
Just released this week, the survey reveals that 82% of Australians consider the outdoor space is important when making a decision to rent or buy a home. 33% spend a minimum of one hour in their outdoor space every day and 33% spend 8 – 15 hours per month maintaining their backyard.
The top reasons Aussies want a backyard or outdoor space are;
Entertaining family and friends (64.57%)
Cooking and outdoor dining (50.38%)
Kids play area (38.91%)
In keeping with these activities are the top five things Aussies want in their backyards. You might be surprised.
Outdoor entertaining/dining area
It has been proven that spending time outdoors, particularly in activities we enjoy, reduces stress and improves overall well-being. So happy house hunters and renters will value the outdoor space that ticks their boxes.
AdBri Masonry Brand Ambassador and multiple award-winning landscaper, Jason Hodges, has given Amkar Real Estate his top tips for each of the five important features mentioned above.
Outdoor Entertaining : Adding an area for outdoor dining and entertaining adds a whole new dimension to a property. Jason Hodges suggest defining the space with large format pavers such as Euro Stone in the architectural 600mm x 400mm size. These sized pavers will give the illusion of space in a small area.
Veggie Patch : Picking abundant fresh fruit and veggies brings healthy options to the table and gives children a good grounding in growing their own vegetables. Jason suggests using easy-care concrete Versawall blocks that will never rot and can be stacked together without glue or concrete.
Outdoor Kitchen : Aussies love the outdoors and tend to use their outdoor space for as much of the year as possible. An outdoor kitchen keeps the ‘chef’ involved with guests and adds new options over the traditional BBQ.
If building in a full outdoor kitchen Jason says AB Courtyard Blocks provide a genuine DIY solution to creating a functional experience from beginning to end. There’s no need to excavate existing patios or pavers and the double-sided texture means walls can be freestanding and look great from every angle.
Swimming pools / spas : With more Aussies than ever going to Bali, many want to landscape their gardens to emulate a tropical paradise. Jason says it’s best to consider both the pool and its immediate surroundings. Slip resistant pavers that meet Australian standards are a must, so he suggests the AdBri Euro range which offers different aesthetic options including smooth, slate and textured stone.
Water Features: Water can be tranquil and relaxing as well as a mood-setter. The constant water flow brings movement and gentle character to a garden. To create a serene space Jason recommends an understated water feature or small pond decorated with coloured stones. The serenity will have a significant impact.
